Off-Market
A property not publicly listed for sale. Reaching owners before they list — with less competition — is the core of investor lead gen.
An off-market property is one that isn't listed on the MLS or public portals — the owner hasn't put it up for sale, or is selling quietly without a listing. Because there's no listing competing buyers can pile onto, off-market deals carry less bidding pressure and more room to negotiate, which is why investors chase them.
Finding off-market deals is the entire reason for skip tracing, direct mail, cold calling, and driving for dollars: you're contacting owners who haven't raised their hand yet. The trade-off is effort — off-market deal flow is built through outreach and persistence, not by browsing what's already for sale.
